costly pitfalls if you don't know the ropes.

We know how they like a mortgage application presented and we are usually aware
of any potential problems you might have before we send the lender your file.
By working closely with you and the lender, keeping everyone fully informed
of progress, we are able to react quickly and resolve a problem, sometimes
before it has happened.
However, there have been some occasions (and there will probably be others in
the future), when even we haven't been aware of a problem, until it raised its
head.
Some Pitfalls - case history stories
Problem: Slow Post and Postal Strikes (it happens sometimes) can cause
serious delays
Solution: In some situations we are able to use e-mail and fax, even couriers to
overcome any problems.
Problem: One client forgot to tell the notaire to apply for the mortgage
finance from the lender
Solution: We were able to arrange for a courier to collect the mortgage cheque.
Problem: A client couldn't supply original bank statements - they were in
storage with all the other contents of his UK house.
Solution: Copies were available from the UK bank, but at a price! However, faxed
copies were acceptable to the lender.
Problem: In one extreme case, a client was rated for life assurance putting
the overall cost up to over the 33% limit of net income.
Solution: By increasing the term of the mortgage by a few years we were able to
decrease the mortgage repayments to bring it into line with the 33% net income
rule.
